The
existing rear extension was a late 20th century addition to this Grade II Listed dwelling. It was proposed to demolish
and rebuild this extension to make it more thermally efficient and structurally
robust. The construction would mimic the external dimensions of the existing
lean-to and use reclaimed and additional stonework to match the existing
dwelling. The roof was concrete double roman profile tiles which were replaced with clay pantiles to match the existing outbuilding.
The
proposed lean-to extension accommodates a reclaimed window to the Western
Gable and a bi-folding aluminium doorset to the Southern Elevation. The bi-folding doorset would be a contemporary addition in
dark grey aluminium. The proportions of which mimicked the previous door
opening.
Other
internal alterations included the removal of a modern timber stud wall, creation
of entrance lobby, installation of a wet room, kitchen and utility units to the
ground floor, removal of lowered ceiling and proposed en-suite to the Master
Bedroom at first floor. All works were removable and similar alterations had
been undertaken historically and more recently in similar properties within
East Witton. These works were not deemed to effect the residential character of
the heritage asset.
For the outbuildings, It
was proposed to remove and set aside the existing clay pantile roof covering and
reinstate this following the installation of insulation and a vapour permeable
membrane. The existing velux roof lights were replaced during this exercise
with more sympathetic conservation style roof lights. Internally
it was proposed to remove the modern access stair, reconfigure the landing area
at first floor level and provide a staircase that accommodates building
regulation requirements.
